Property showings can feel confusing for sellers — from preparing the home to wondering what buyers notice, or even questioning whether it’s okay to binge-watch TV while it happens. Fortunately, understanding the types of showings can make the process much easier.
 
Melinda Duncan, a Re/Max agent based in Kentucky, explains the different kinds of showings and how to prepare for each:
 

1. Online/Virtual Showings

  • Modern buyers have access to extensive information online: listings, valuation estimates, virtual tours, maps, satellite images, and neighborhood insights.
  • Buyers can often determine whether a home fits their needs without ever stepping inside.

2. Drive-By or Preliminary In-Person Look

  • Buyers may drive by a home to get a feel for the property and neighborhood.
  • This type of showing can eliminate a property from consideration before a full tour, saving time for both parties.

3. Physical Showings

  • This is the traditional in-person walkthrough, providing the closest scrutiny.
  • Typically reserved for homes that have already passed virtual or drive-by evaluations.
