What to Expect When Showing Your Home

Selling a home can be a frustrating process, and I’ve found that oftentimes sellers don’t know what to expect regarding showings when they list their home.
 
What is it like to invite strangers into your home to evaluate it? Showing a home requires some combination of patience, endurance, and thick skin; all elements of which you are capable!
 
I’ve compiled a list of information that typically falls through the conversational cracks between you and your realtor, to hopefully make the showing process smooth and empower you in this season of change.
 

Preparing Your Home for Showings

1. Secure Valuables

Hide all valuables and prescription medications beforehand, including locking guns in safes. Personal possessions unfortunately do get stolen from showings occasionally, so it’s better to be safe than sorry.
 

2. Remove Pets and Eliminate Odors

If possible, remove pets from the premises before the showing. If you have pets or smoke, do what you can to ensure there are no lingering smells:
 
  • Use charcoal blocks
  • Clean carpets
  • Remove pet-stained furnishings
  • Light candles
  • Brew a pot of coffee
The little details are noticed by buyers and agents when evaluating your home.
 

3. Leave the House

It’s always advised to leave during showings. Both agents and buyers will appreciate space while reviewing your home’s potential.
 

Receiving Feedback

You may or may not receive feedback from potential buyers and agents. Some agents won’t provide feedback for various reasons, but a good realtor will get back to you if there is serious interest in your property.
 
Feedback is usually honest and unfiltered. Buyers and agents will comment on:
 
  • Furniture
  • Paint colors
  • Decor choices
  • Clutter
  • Smells
Be prepared for this in advance.
 

Scheduling Challenges

Buyers and agents aren’t always courteous about when they want to see your home. They may schedule showings or cancel pre-approved showings at the last minute. Try to be patient—this is all part of the exciting process of selling your home!
