What's Coming to the Corner of East Brainerd and Morris Hill

Drive past the intersection of East Brainerd Road and Morris Hill Road on any given Tuesday and you'll see what's been there for years: open land, a scattering of trees, the kind of acreage that gets passed a hundred times a week without anyone giving it a second look. That changed this week. On September 24, 2026, Kismet Holdings Group and BP Construction announced they're putting a name on those 30 acres, and the name is The Collective.

If you live in East Brainerd, you're going to hear that name a lot over the next year. Here's what's actually been said so far, and what hasn't.

The Announcement, In Officials' Own Words

The developers are calling this Chattanooga's "first true lifestyle destination," a phrase that shows up in both the official release and the coverage that followed. The plan, as described by the partnership now operating as kismet | BP Collective, brings together destination dining, wellness-focused businesses, entertainment venues, professional services, and boutique retail across a walkable footprint on the 30-acre site.

At the center of it, officials say, will be a shared greenspace built around:

  • A covered performance stage
  • An event lawn
  • Outdoor gathering areas
  • Dining patios
  • Wellness-focused amenities
  • Year-round programming intended to bring families and visitors together

Chad Morgan, managing partner of Kismet Holdings Group, put it this way in the announcement:

"East Brainerd is getting its Glow Up and Chattanooga deserves something truly special."

That's the pitch. What's missing from the announcement is anything about cost or a construction timeline. Neither Chattanoogan.com's report nor Local 3 News's coverage includes a dollar figure or a target opening date, which means the honest answer right now to "when does this open" is nobody outside the two companies knows yet.

Why the BP Construction Name Matters More Than It Looks

If the name Kismet Holdings Group means nothing to you, that's fair. But BP Construction is a different story if you've spent any time in Ooltewah. The company built Cambridge Square, the mixed-use development that's become one of that area's most recognized retail and dining destinations. Officials describe BP as one of Tennessee's premier development firms on the strength of that project.

That matters for a simple reason. Most East Brainerd residents haven't seen a rendering for The Collective yet, because none has been released. But a good number have walked through Cambridge Square. If you want a rough sense of the scale and tenant mix this partnership tends to build toward, that's the closest real-world reference point available right now, not a marketing image.

This Isn't East Brainerd's First Big Swing This Year

The Collective isn't the first time in 2026 that a developer has looked at open land along this corridor and seen room for something large. Back in June, a separate developer proposed an indoor sports facility on a rural stretch of East Brainerd Road, a project that drew enough local attention that the Chattanooga Times Free Press covered it. That proposal and The Collective are not the same project, and nothing in the public record ties them to the same parcel. But together they tell you something about where developer attention has been pointed this year: toward the parts of East Brainerd that still read as rural, with an eye toward turning them into something with regional pull.

Whether The Collective clears the same path the sports facility proposal did is not yet public information. What is public is that this is now the second time this year a large-footprint commercial project has been floated for this stretch of road, and the first time one has come with a name, a design vision, and a construction partner with a finished project already standing in Ooltewah.

The Smaller Moves Happening at the Same Time

While the 30-acre announcement is the headline, it's not the only thing reshaping how East Brainerd residents move through their own neighborhood this year. Heirloom Chattanooga, a vintage and consignment shop, relocated to 8244 East Brainerd Road earlier this month. In January, Stretch Zone opened its second Chattanooga-area location in East Brainerd, owned by Erika and Jeremy Moore, who also own BonLife Coffee. Officials at the time described the new studio as sitting "alongside health-focused neighbors like Pure Barre and Clean Eatz Kitchen," part of what's been called the area's wellness corridor.

None of these openings are on the scale of The Collective. But they're worth knowing about for the same reason The Collective is: they're happening on streets residents already drive, in storefronts residents already pass, and they add up to a corridor that's been adding new addresses all year, in small increments and now potentially in one very large one.

What Actually Happens Next

Right now, The Collective exists as an announcement and a set of renderings' worth of language: greenspace, a performance stage, destination dining. It does not yet exist as a filed site plan, a zoning case, or a tenant list. Those are the milestones that will turn this from a press release into a project residents can actually walk through, and none of them have been made public yet.

For now, the corner of East Brainerd Road and Morris Hill Road has a name attached to it for the first time. What gets built there, and when, is still an open question that only the next round of filings will answer.
