When is The Best Time to Sell?

Unlock the secrets to a seamless home selling experience.
Grace Frank  |  February 12, 2016
In my many years of experience selling homes, I’ve listened to the stories of many people who were ready for a positive housing shift and realized they needed a little guidance navigating their way through the home-selling process.

Here are the secrets I share with my sellers, addressing the two most common questions: When is the best time to sell? What upgrades are necessary to prepare a home for today’s market?

1. When is the Ideal Time to Sell My Home?

Soon-to-be sellers often ask, "What's the ideal time of year to sell my home?"

The Answer is Now!

In today’s market, the perfect time is now! There are currently more buyers than available homes; when listed at the right price, a home in a desirable area won’t stay on the market long.

While late winter and early spring are traditionally great times to sell your home because buyers are out looking right after the first of the year, buyers who find their perfect home today will jump on the opportunity no matter what season.

Be the early bird and have your home prepped, listed, and under contract before other homes even hit the market. If you wait until summer to list, there will be more competition for your home and you may find yourself waiting longer for offers.

2. What Upgrades are Necessary to Prepare for Today’s Market?

The best advice for prepping your home for the market is simple and cost-effective:

  • Declutter
  • Deep clean
  • Freshen up both the paint and the landscaping
I advise my sellers to only make upgrades to their homes that will result in a 3 to 1 return on their initial investment. Your energy is best spent enhancing kitchen and bath features, more than any other areas of your home.

Following these seller tips will ensure homes are properly updated without overspending, maximizing your return on investment.
